Originally constructed in the early 80's, the property operates today as the Best Western Plus Arroyo Roble Hotel & Creekside Villas, a well-performing asset whose location has always outclassed its positioning. The plan closes that gap.
The Sponsor acquired the property in 2019 and has spent six years securing entitlements. What follows is a renovation, expansion and rebranding into an 89-key luxury resort under The Unbound Collection by Hyatt.

The redeveloped Property carries a large average room size of approximately 522 SF and a premium suite mix of 43%: a truly differentiated range, from elevated tower guestrooms to standalone casitas, serving multiple traveler segments and price points. The casitas themselves will be constructed with a focus on solar first, sustainable materials and energy efficiency. The project will be in alignment with the River Friendly Development Program and Coconino Sustainable Building Program.
The scope
- A fully renovated five-story guest tower (guestrooms, bathrooms, corridors and exterior) with a new lobby and an outdoor infinity-edge pool on a terraced deck designed to maximize unobstructed red rock views.
- The rooftop amenity deck: the only rooftop experience in Sedona, open to guests for relaxing and stargazing, and available as a catered event venue.
- A newly constructed Restaurant Building with a destination three-meal restaurant and bar, large al fresco dining deck, and lower-level fitness center.
- A new 4,350 SF wellness spa with five treatment rooms.
- A new public art plaza connecting the resort to the adjacent Sedona Arts Center, where the Sponsor is taking an active role in a $12 million renovation and expansion.
- Guest access to the adjacent 15,000 SF Arroyo Roble Clubhouse: pools, fitness, saunas, tennis and pickleball.
The site layout allows a phased approach: hotel and retail operations can remain open during construction, preserving in-place cash flow and operational continuity, a meaningful de-risking feature for a repositioning of this scale.
